Redevelopment of BDD Chawls At Worli

A proposal has been drafted for the Redevelopment of BDD Chawls at Worli by the Government of Maharashtra.

Background:

The Bombay Development Department (BDD) Chawl structures are located in Mumbai and are more than 90 years old. The external infrastructure such as water supply, sewage, and stormwater drainage has deteriorated and is in need of urgent replacement. Thus, the overall condition of the BDD chawl buildings may not sustain very long under the present condition.

Decision to Redevelop BDD Chawls:

In light of the above observations, the Government of Maharashtra decided for the redevelopment of the BDD Chawls. The Government of Maharashtra appointed Maharashtra Housing and Area Development Authority (MHADA) as a nodal agency and Planning Authority for the BDD Chawl Project at Worli.

The expected construction period is 7 years. MHADA has already invited Global Tenders which has been awarded to Capacite Infraprojects Private Limited for the project at Worli and the construction will be undertaken in different phases.

Project Specifications:

The key development spectrum covers civil and infrastructure works like internal roads, water supply, drainage and electrical works like street light, landscaping, gardening, lifts, electric sub-stations, water pumps etc.

The construction scope also includes rehabilitation of existing structures of various Government Departments such as Public Works Department, Labour Welfare Board, Samajmandir, etc and also rehabilitation of existing eligible stalls/huts/unauthorized structures on BDD layout land.  

The chawls are spread over 55 acres in Worli and comprise of 160-sq ft tenements with common bathrooms and toilets. After the redevelopment, tenants will get a home of 500 sq ft area.
