Biltrax plays a pivotal role in tracking and analyzing construction projects across India. As of October 2024, Biltrax monitors 53,460 live construction projects. These encompass more than 17.24 Billion-SqFt of construction area and a total estimated construction value of 10,060,545 INR-Crore (1.18 USD-Trillion). These projects account for a significant %age of India’s construction industry, highlighting Biltrax’s comprehensive coverage and crucial role in the sector. Our extensive coverage includes information on 26,875 project owners, 10,046 architectural & consulting firms, and 5,197 construction firms. These include more than 6.7 million approvals for over 16,000 leading brands active across India.
Overview:
Q2 of FY 2024-25 (July-September 2024) witnessed significant activity in India’s construction landscape, with 2,592 building projects recorded nationwide by Biltrax’s BX-1 platform. These projects span a total construction area of 705.27 Million-SqFt and are valued at an estimated 282,376 INR-Crore (33.58 USD-Billion), which is around 8% higher compared to the same period last year. Additionally, 1,263 tenders were identified during this period. Of these more than 900 are currently active, alongside 661 awarded contracts totaling 23,767 INR-Crore.
Sector-Wise Distribution
Private developers spearheaded 1,704 of these projects, covering 586.49 Million-SqFt of the construction area and totaling 231,707 INR-Crore in value. Meanwhile, the public sector and public-private partnerships contributed to 888 projects, encompassing 118.79 Million-SqFt of space and valued at 50,669 INR-Crore.

The West zone continued to dominate, contributing nearly half of India’s total building construction value in Q2 FY 2024-25.
A. North Zone
Construction Projects in the North Zone
With 390 projects covering 118.11 Million-SqFt and a total value of 49,606 INR-Crore, the North zone saw a balanced contribution from both private and public sectors. Private developers led with 197 projects, contributing 89.99 Million-SqFt and 30,253 INR-Crore in construction value, while public sector efforts resulted in 193 projects, spanning 28.12 Million-SqFt and valued at 19,353 INR-Crore.

Leading States in the North Zone Q2 FY 2024-25
Uttar Pradesh was a standout state, contributing the highest number of building construction projects (124) during Q2 FY 2024-25. These projects cover the largest construction area (35.26 Million-SqFt), valued at 12,816 INR-Crore. Jammu & Kashmir followed with a significant share, contributing over 21% of the zone’s total construction value. The Srinagar Satellite Township project spearheaded by the National Buildings Construction Corporation (NBCC) and Srinagar Development Authority (SDA), alone contributes to nearly 93% of the total construction cost. SDA recently floated the tender for the selection of a PMC consultant for this project, after which the designs would be finalized. The project’s construction area is thus, not yet finalized.

Uttar Pradesh is constantly emerging in terms of new projects which can be attributed to the government’s push through bringing out new policies and initiatives to develop the state. Recently, the Chief Town and Country Planner of Uttar Pradesh Government approved the master plan of Greater Noida Phase-2. The project will be developed on 55,970 Hectares of land. With this, the transformation of 144 villages is foreseen shortly.

Masterplan of Greater Noida Phase-2
Approximately 17.5% of the new city will be dedicated to residential societies, featuring both residential colonies and high-rise buildings. Moreover, about 4.8% of the area will host business hubs, shopping complexes, and other commercial activities. The new city will be developed as an educational and medical hub. Nearly 10.4% of the land is allocated for universities, engineering institutes, medical colleges, and other educational institutions.
Greater Noida Phase-2 is expected to give further momentum to sectors like real estate, metro, IT logistics, and more.
Besides, The Lucknow Development Authority (LDA) will establish a 103 Acres special educational hub. This will be UP’s largest, as part of the Mohan Road scheme. The initiative is inspired by ‘education cities’ in Dubai and Qatar, to provide facilities for primary, secondary, higher secondary and higher education at a single location.
Key Stakeholders in the North Zone (Based on Construction Value)
In Q2 FY 2024-25, BX-1 recorded 272 project owners in the North zone. Among the key government developers, the Srinagar Development Authority (SDA) alone is developing a project valued at 9,745 INR-Crore. Furthermore, Godrej Properties Ltd and Omaxe Ltd emerged as major private developers in the North zone. They are developing projects worth 1,933 INR-Crore and 1,733 INR-Crore, respectively.
Significant Building construction projects during Q2 FY 2024-24 include “The Omaxe State,” a 5-in-1 integrated destination. The project, a public-private venture by Omaxe Ltd and the Delhi Development Authority (DDA), is valued at 1,500 INR-Crore. This project will feature stadiums, a mall, and a hotel. The design architects for this project include Sikka Associates Architects, Bentel Associates International, and Gian P Mathur & Associates Private Limited (GPM).

B. Northeast Zone
Construction Projects in the Northeast Zone
In the Northeast zone, 133 building construction projects were recorded during Q2 FY 2024-25. These cover a total 10.91 Million-SqFt with a construction cost of 3,221 INR-Crore. The public sector was particularly active, responsible for 92 projects valued at 2,430 INR-Crore, while private sector initiatives encompassed 41 projects with a total cost of 791 INR-Crore. This distribution indicates a strong public sector presence in the region’s construction activities.

In the Northeast zone, BX-1 mapped 70 project owners and 42 design architects in the previous quarter. Notably, the Public Works (Building & NH) Department (PWD) of Assam is overseeing projects valued at 550 INR-Crore. One significant initiative includes the construction of an Executive Member Residential Bungalow and MAC Hostel for the Karbi Anglong Autonomous Council (KAAC) at Diphu, Karbi Anglong, Assam. The project is budgeted at 173 INR-Crore and involves 4 Line Architects as the design architect.

C. East Zone
Construction Projects in the East Zone

In the East zone, 387 building construction projects were tracked in Q2 FY 2024-25. These encompass 34.32 Million-SqFt of construction area and a total construction cost of 10,648 INR-Crore. The private sector contributed significantly with 254 projects valued at 7,489 INR-Crore, while the public sector comprised 133 projects valued at 3,159 INR-Crore.

Within the East zone, West Bengal led with 147 projects, contributing 11.45 Million-SqFt of construction area and a total value of 3,535 INR-Crore. Bihar followed closely with 96 projects covering 9.08 Million-SqFt and valued at 2,926 INR-Crore.

In the last quarter, West Bengal has introduced an initiative wherein it is providing an acre of land at every district headquarters, inviting private players to set up shopping malls on the condition of dedicating two of its floors to the state’s Self-Help Groups (SHGs) for marketing their various products.
Key Stakeholders in the East Zone (Based on Construction Value)
In the East zone, Biltax’s BX-1 platform has recorded 281 project owners in Q2 FY 2024-25. Notably, major project owners include three private healthcare companies together establishing four new hospitals. These include a new facility in Patna by JBM Healthcare Pvt Ltd and projects by Manipal Health Enterprises Pvt Ltd and Narayana Hrudayalaya Ltd in West Bengal. Manipal Health Enterprises Pvt Ltd is also expanding in Odisha. Among the 38 structural engineers mapped in the previous quarter, Adroit Consultants emerged at the top with 2 projects having a total cost of 410 INR-Crore.

D. West Zone
Construction Projects in the West Zone
The West zone remained the most active region, with 1,085 building projects covering 307.3 Million-SqFt and an estimated construction cost of 132,887 INR-Crore. The private sector dominated the area, accounting for nearly 86% of the project value through 776 projects worth 114,903 INR-Crore. Public and public-private ventures contributed 309 projects valued at 17,984 INR-Crore. This underscores the West zone’s leading role in driving construction activity in India.

In Q2 FY 2024-25, BX-1 identified 779 project owners in the West zone, including 742 private and 295 government developers. Noteworthy among the private developers are L&T Realty and Valor Estate (DB Realty Limited). The two firms are collaborating on a major project costing 20,000 INR-Crore in BKC, Mumbai. The project will feature luxurious residential apartments, commercial towers, and a 1,000-key 5-star hotel. Additionally, Architect Hafeez Contractor is involved in 5 projects totaling 2,765 INR-Crore, while JW Consultants LLP is appointed for 9 projects with a combined cost of 1,067 INR-Crore.

E. South Zone
Construction Projects in the South Zone
Sector-wise Distribution (South Zone)
In Q2 FY 2024-25, the South zone recorded 504 building construction projects with a total construction area of 222.11 Million-SqFt. These have a combined construction cost of 81,865 INR-Crore. The private sector led with 397 projects valued at 76,499 INR-Crore, while the public sector contributed 107 projects valued at 5,366 INR-Crore.

Karnataka continued to be the leading state in the South zone, with 171 projects covering 99.5 Million-SqFt and valued at 38,493 INR-Crore. Telangana and Tamil Nadu also contributed significantly to the region’s construction activity, showcasing the South zone’s diverse growth.

In Q2 FY 2024-25, the BX-1 recorded 398 project owners, along with 150 architects and 83 structural engineering consultants. A notable project is “Namishree Vrindavan” by Namishree Infrastructure & Projects Pvt Ltd. The project located in Serilingampalle, Hyderabad, is valued at 2,692 INR-Crore. Designhaaus is appointed as the design architect and Optimization Consultants as the structural engineer. Meanwhile, Arup India is the MEP consultant for the same.

F. Central Zone
Construction Projects in the Central Zone
The Central zone saw 93 building projects mapped, covering 12.53 Million-SqFt with a total construction cost of 4,149 INR-Crore. Private sector initiatives accounted for 39 projects valued at 1,772 INR-Crore, while public and public-private ventures contributed 54 projects worth 2,377 INR-Crore. This indicates a balanced participation between the sectors in the Central zone.

Madhya Pradesh dominated the Central zone with the highest construction value at 68.5%. In terms of project numbers, contributions from Madhya Pradesh and Chhattisgarh were nearly equal, demonstrating significant activity in both states.
