Introduction

India’s construction sector continues to play a vital role in driving the country’s economic growth. As the world’s fourth-largest economy by nominal GDP, the nation is undergoing rapid urbanisation and industrial expansion. In this transformation, construction remains a foundational force, influencing infrastructure development as well as real estate investment. Within the broader real estate sector, segments such as residential, commercial, retail, and data centers have witnessed sustained growth, emerging as key assets in the country’s evolving built environment.

This momentum is reflected in the sector’s long-term outlook. Real estate, in particular, is poised for remarkable expansion. By 2047, it is projected to reach a valuation of 5.8 US$-Trillion, contributing nearly 15.5% to India’s total economic output. This long-term outlook is backed by steady policy support and capital investments. Reinforcing this growth trajectory, the Central Government increased its capital expenditure for FY 2024–25 by 11.1%, allocating 11.11 INR-Trillion (approximately 133 US$-Billion). This amounts to 3.4% of the GDP, further underscoring the government’s continued push to accelerate modern infrastructure and urban development across the country.

A major part of this growth story is the government’s continued focus on housing. Under the Pradhan Mantri Awas Yojana—Urban and Rural—an additional 3 crore homes have been sanctioned. Moreover, urban planning has emerged as a key focus area, with efforts aimed at creating more structured, efficient, and future-ready cities.

In the last financial year, the Union Government also shared its plans to work with states to shape cities into strong economic centers. This includes better transit systems, organised development of peri-urban areas, and the use of updated town planning approaches. To further support this vision, Transit-Oriented Development (TOD) plans have been introduced for 14 major cities with populations over 30 lakh. These efforts aim to reduce urban sprawl, ease traffic, and promote well-connected neighbourhoods around public transport corridors.

During FY 2024-25, Biltrax documented 9,580 building projects covering 2.78 Billion-SqFt & 1,038,333 INR-Crore of construction cost. Our zonal analysis for the last financial year highlights diverse construction activities across India’s six zones. The west zone led with the highest construction area (1.14 Billion-SqFt) and construction cost (436,637 INR-Crore), contributing 42% of the total construction cost nationwide.

Biltrax sectoral analysis for FY 2024-25 reveals the dominant role of the private sector in India’s building construction landscape.

Through the BX-1 platform, Biltrax recorded 6,448 private sector building projects during FY 2024-25. These span a total construction area of 2.25 Billion-SqFt, with a cumulative construction cost of 843,748 INR-Crore, accounting for 67% of the overall construction cost.

During the financial year, 10,853 unique companies were involved in these projects, comprising 5,859 project owners, 3,868 consultants, and 1,191 contractors. Among the leading owners, Lodha Group (Macrotech Developers)  and Godrej Properties Limited emerged as key contributors, with a strong footprint across the south and west regions of India.
