The Rail Land Development Authority (RLDA), a statutory body of Indian Railways, has invited Expressions of Interest (EOI) to lease vertical air space at Thane Railway Station. RLDA is collaborating with the Thane Municipal Corporation (TMC) to develop a Multi-Modal Transit Hub. The project falls under the Station Area Traffic Improvement Scheme (SATIS) and focuses on the station’s eastern side.

RLDA will oversee the construction of an 11-floor commercial building (Tower-1) on a 9,000 SqM plot near platform 10A at Thane Railway Station. The structure will include a basement for parking and services, railway facilities on the ground and mezzanine levels, and a concourse level dedicated to bus operations. Additionally, eight upper floors will cater exclusively to commercial use.

Furthermore, the authority plans to lease the air space of these eight upper floors, spanning a total built-up area of around 24,280 SqM, for a 60-year tenure. RLDA will deliver the space as a bare-shell structure, while common areas and utilities will be fully developed. With its transformative vision, this project promises to redefine urban transit infrastructure and elevate the connectivity and commercial appeal of Thane.
