The NBCC Srinagar Satellite Township marks a significant leap forward in urban planning for Jammu & Kashmir. The National Buildings Construction Corporation (NBCC), in collaboration with the Srinagar Development Authority (SDA), is leading this ambitious project to redefine the city’s landscape.

A satellite township is a planned urban development on the outskirts of a city, designed to decongest the city center while providing all necessary amenities and infrastructure. The Srinagar Township project, spanning over 406 Acres, is thus, not just about modern living spaces. It also aims to preserve the region’s unique cultural and natural heritage.

The estimated investment for this upcoming satellite township is 15,000 INR-Crore. The SDA and NBCC formalized this massive undertaking by signing a Memorandum of Understanding (MoU) on August 8, 2024. NBCC is entrusted with complete project management, from ‘concept to commissioning’, ensuring seamless execution.

Transforming Srinagar’s Urban Landscape

The Srinagar Satellite Township is strategically located at Rakh Gund Aksha, near the Bemina Water Channel. It offers proximity to key areas such as the High Court (spread over 63 Acres) and the upcoming 94 Acres Medicity. This location will house more than 50 lifestyle amenities, blending residential, commercial, and public spaces to create a vibrant community. The project’s phased development over five years ensures a steady and sustainable transformation of the region.

Key Features of Srinagar Satellite Township

This upcoming project in Srinagar is designed to cater to the growing housing demand while providing high-quality living spaces. The township will feature a mix of residential plots, ready-to-move flats, builder floors, and infrastructure for offices and public services. It will also feature a 200-key five-star resort, along with luxury villas, apartment complexes, and commercial and government offices.

The project includes nearly 3,200 affordable housing units, each measuring approximately 45 SqM. These housing units are part of the township’s broader aim to provide a balanced mix of residential options for various income groups. Residential plots for group housing will be developed over an estimated 217.47 Acres, divided into several plots. Meanwhile, commercial plots will span around 35.50 Acres, accommodating hotels, business hubs, SCO plots and retail spaces.

Public and semi-public amenities, including schools, libraries, police stations, post offices, and religious spaces, will cover 47.76 Acres. Additionally, transport infrastructure will occupy 62.93 Acres, ensuring easy accessibility within the township. Recreational spaces, including playgrounds, will cover nearly 68.81 Acres. This will further ensure ample opportunities for leisure and community activities.

The development will be funded through a self-sustaining model, generating revenue from the sale of villas, commercial spaces, as well as other components. The first phase will focus on the pilot sector, covering approximately 975 Kanals (49.2 Hectares). It offers a blend of ‘flatted and plotted’ accommodations, including 428 residential plots and 1,610 apartments.
