This report provides a regional overview of India’s industrial sector for Q2 FY 2024-25, focusing on the manufacturing and warehousing segments. These segments, documented by Biltrax Construction Data (hereafter referred to as Biltrax) through the BX-2 platform, explore key trends, major players, and government initiatives influencing regional developments.

Utilizing Biltrax Construction Data for Strategic Insights

Biltrax plays a pivotal role in tracking and analyzing construction projects across India. As of October 2024, Biltrax monitors 53,460 live construction projects. These encompass more than 17.24 Billion-SqFt of construction area and a total estimated construction value of 10,060,545 INR-Crore (1.18 USD-Trillion).

Overview

In Q2 FY 2024-25, the government maintained its focus on bolstering the industrial sector through new initiatives. A significant development came in August 2024, when the government approved the establishment of 12 new industrial cities across 10 states, modeled after Greater Noida in Uttar Pradesh and Dholera in Gujarat. These cities are set to enhance domestic manufacturing, with a projected investment potential of 1.5 Lakh INR-Crore. 

Biltrax’s BX-2 platform tracked 1,138 new industrial projects in the manufacturing and warehousing segments during Q2 FY 2024-25 (July – September 2024). Collectively, these projects span 134.91 Million-SqFt and represent estimated investments of 198,929 INR-Crore (23.68 USD-Billion).

Key sub-segments within the manufacturing sector saw strong activity, with 1,072 projects documented. These covered 118.46 Million-SqFt and involved project investments totaling 195,956 INR-Crore. Among the 30+ sub-segments mapped during the past quarter, the Solar Panels sub-segment stood out, accounting for over 21% of the total Industrial project value. Meanwhile, the Metal and Renewable Energy sub-segments together contributed more than 20% of the total investment.

  • North Zone – Delhi, Haryana, Himachal Pradesh, Jammu & Kashmir, Punjab, Rajasthan, Uttar Pradesh, Uttarakhand, Chandigarh, Ladakh. 
  • Northeast Zone – Arunachal Pradesh, Assam, Manipur, Meghalaya, Mizoram, Nagaland, Sikkim, Tripura. 
  • East Zone – Andaman & Nicobar Islands, Bihar, Jharkhand, Orissa, West Bengal.

The East zone emerged as the most dominant region in terms of project value, capturing over 34% of the total investment. However, in terms of the number of projects, the West and North zones took the lead.

A. North Zone

In the North zone, 315 new industrial projects were tracked in Q2 FY2024-25, spanning 32.91 Million-SqFt and valued at 33,247 INR-Crore. These include 286 manufacturing projects and 29 warehousing projects. The Food Processing sub-segment was a key driver, contributing 19% of the total project cost with 44 projects.

Jammu & Kashmir led the zone, contributing more than half of the total project cost tracked on BX-2. In Q2 FY 2024-25, the state recorded 126 industrial projects, covering 16.7 Million-SqFt worth a total 17,016 INR-Crore.

In the previous quarter, the Uttar Pradesh State Government initiated establishing 33 Integrated Manufacturing and Logistics Clusters (IMLCs) across 30 districts. These clusters are being developed along five major expressways: Ganga, Bundelkhand, Agra-Lucknow, Gorakhpur Link, and Purvanchal. Additional land will also be allotted for the defense corridor in Agra and Aligarh along the Agra-Lucknow expressway.

Key Stakeholders in the North Zone (Based on Project Value)

BX-2 identified 304 project owners, 20 contractors, and 29 design engineering consultants during this period. Major projects valued at over 2,000 INR-Crore are undertaken by companies such as Escorts Kubota Ltd, Varun Beverages Ltd, and Grew Energy Pvt Ltd. Escorts Kubota, in particular, has proposed a greenfield Automobile & Automobile Ancillaries Manufacturing Unit at YEIDA, Uttar Pradesh, with an investment of 3,500 INR-Crore. Among the contractors, ECR Buildtech Pvt Ltd has been appointed for two projects: a manufacturing project valued at 150 INR-Crore and a warehousing project valued at 200 INR-Crore.


B. Northeast Zone

In the North-East zone, BX-2 tracked 24 industrial projects in Q2 FY 2024-25, covering 2.33 Million-SqFt with a total investment of 1,867 INR-Crore.

Assam dominated the North-East zone, contributing around 84% of the total project value with 19 projects. These covered 1.94 Million-SqFt and were valued at 1,572 INR-Crore. A key project by Kohinoor Pulp & Paper Pvt Ltd (Kohinoor Group) stands out, involving the establishment of a pulp manufacturing unit with a capacity of 127,750 TPA and a 16 MW co-generation power plant at Matia Industrial Area, Assam, at an estimated cost of over 965 INR-Crore.

During Q2 FY 2024-25, BX-2 identified 22 project owners in the North-East zone. Major players such as Kohinoor Pulp & Paper Pvt Ltd, Star Cement Ltd, and PepsiCo India Holdings Pvt Ltd are leading with significant projects in the region.


C. East Zone

The East zone saw 143 projects tracked, spanning 23.62 Million-SqFt with a total project value of 68,299 INR-Crore. Out of this, 134 projects valued at 68,056 INR-Crore are coming up under the manufacturing segment. Renewable Energy, Solar Panels, and Metal sub-segments were particularly strong, contributing over 83% of the manufacturing project value.

Odisha led the East zone with 50 projects, covering 10.81 Million-SqFt and valued at 62,121 INR-Crore, representing over 90% of the total project value in the zone. In a major development, the Odisha government announced plans to construct 58 cold storage facilities, one in each sub-division of the state, under the Samrudh Krushak Niti initiative to strengthen storage infrastructure.

Coca Cola Khed

In Q2 FY 2024-25, BX-2 mapped 141 project owners, 9 contractors and 9 consultants. Among the owners, ACME Group and Waaree Green Aluminium Pvt Ltd are coming up with key projects in Odisha. Together, these are contributing over 65% of the zone’s total value. Sen Brothers Construction Pvt Ltd emerged as the top contractor which was appointed to set up Coca-Cola (Bengal Beverages)’s greenfield beverage plant at Paraj, near Durgapur, West Bengal at 736 INR-Crore. Additionally, AEDBM Consultants Pvt Ltd was selected as the design architect for this project.


D. West Zone

The West zone saw 321 industrial projects tracked during Q2 FY 2024-25, spanning 27.72 Million-SqFt with an estimated value of 53,895 INR-Crore. These include 308 manufacturing and 13 warehousing projects.

Maharashtra emerged as the leading state, contributing around 82% of the total project cost. The state recorded 233 projects valued at 44,461 INR-Crore.

In the previous quarter, the Maharashtra Cabinet approved the Maharashtra Logistics Policy, aiming to develop over 10,000 Acres of logistics infrastructure. These include 25 district logistics nodes, five regional hubs, five state hubs, and national as well as international logistics hubs. The policy is expected to further catalyze the development of over 200 logistics parks.

Key Stakeholders in the West Zone (Based on Project Value)

In the second quarter of FY 2024-25, 317 project owners were documented in the West zone, out of which, Toyota Kirloskar Motor Pvt Ltd and Avaada Group are the top owners, each developing projects costing more than 10,000 INR-Crore. Additionally, 27 contractors were involved in 34 projects totaling 16,165 INR-Crore. Meanwhile, 34 design architects were working on 50 projects valued at 18,329 INR-Crore. Avaada Group is setting up an Integrated Solar Ingot Wafer & Electrolyzer Manufacturing Unit at Butibori, Nagpur, Maharashtra at 14,000 INR-Crore. Jepee Construction Pvt Ltd is appointed as the civil works contractor for this project, whereas VMS Engineering & Design Services Pvt Ltd (VMS Consultants Ahmedabad) serves as the design architect.

E. South Zone

In Q2 FY 2024-25, the South zone saw 269 Industrial projects documented, with a combined construction area of 39.28 Million-SqFt and a total project cost of 34,474 INR-Crore. Of these, 256 projects fall under the manufacturing sector, especially in the Food Processing and Pharmaceutical sub-segments. These manufacturing projects span 28.99 Million-SqFt and are valued at 33,457 INR-Crore.

Karnataka led the South zone, contributing over 58% of the total project value with 90 projects. These projects cover an area of 21.11 Million-SqFt and are valued at 20,241 INR-Crore.

BX-2 tracked 263 project owners, 16 contractors, and 23 design architects in the South zone. Among notable developments, Mukand Sumi Special Steel Ltd proposed an expansion of its alloy steel rolling manufacturing unit at Kanakapura, Koppal, Karnataka, with an investment of 3,437 INR-Crore. Mecon Limited serves as the design architect and project management consultant for this project.


F. Central Zone

The BX-2 platform tracked 66 Industrial projects in the Central zone, covering a total area of 9.05 Million-SqFt and valued at 7,147 INR-Crore. 65 of these projects are in the manufacturing sector.

Madhya Pradesh was the leading state in the Central zone, contributing over 64% of the total project value. The state recorded 40 projects covering 3.5 Million-SqFt and valued at 4,602 INR-Crore.

Goldcrest Cement manufacturing Plant

In the Central zone, BX-2 identified 66 project owners, along with 7 contractors and 9 design architects. Goldcrest Cement Pvt Ltd is undertaking a major project to set up a cement manufacturing plant in Sagrana, Neemuch, Madhya Pradesh, at 2,500 INR-Crore. Holtec Consulting Pvt Ltd serves as the design architect for this project.
