Introduction
As part of our ongoing ‘Zonal Analytics‘ series, this second article presents an in-depth evaluation of building construction trends in the North zone during FY 2024-25. Utilising Biltrax’s BX-1 platform, the analysis offers a detailed look at the region’s development activity across various sectors. These include residential, commercial, retail, hospitality, healthcare, data centers, educational institutions, multi-level car parks, entertainment hubs, religious buildings, and other miscellaneous structures.
In the fiscal year 2024–25, India’s North zone witnessed a substantial rise in infrastructure and real estate development. These were underpinned by strategic government policies and robust public investment. Major infrastructure initiatives such as the Delhi–Meerut Regional Rapid Transit System (RRTS) and the Ganga Expressway have emerged as key transport corridors, catalyzing growth in surrounding real estate markets. These projects have consequently reduced travel time, improved accessibility, while also triggering demand for residential, commercial, and support infrastructure along their routes.
Urban development schemes, including the Smart Cities Mission and Affordable Housing Initiatives, have further accelerated the pace of construction in the North zone. These programs led to the creation of new residential clusters, institutional buildings, and civic infrastructure aimed at enhancing urban livability. Collectively, these efforts are reshaping North India into a dynamic zone for building construction and long-term urban transformation.

Construction Projects in the North Zone
In FY 2024–25, BX-1 tracked 1,412 building construction projects across the North zone. These developments collectively span nearly 510 Million-SqFt, with an estimated construction cost of 186,808 INR-Crore.
Of the total, 528 building projects were under development across North India during FY 2024–25, indicating steady momentum in the region’s construction sector. Additionally, 856 upcoming building projects were identified, with a construction cost of approximately 119,662 INR-Crore. Several other projects are currently on hold.
Luxury and high-rise developments comprised nearly 20.11% of all building projects, according to BX-1. This can be attributed to factors such as the rising disposable income, a growing aspiration for a luxurious lifestyle, and the continuous development of building projects in the region.
State-wise Construction Overview of the North Zone FY 2024-25 (Based on Construction Cost)
Of the total projects tracked in the North zone during FY 2024–25, Uttar Pradesh emerged as the leading state with 526 building projects. These developments span approximately 204 Million-SqFt and are estimated at 71,800 INR-Crore. These cumulatively account for 38.44% of the overall construction cost in the North zone. The state has showcased strong momentum in construction activity across multiple sectors.

Over the past year, Uttar Pradesh has taken decisive steps to strengthen its residential and educational infrastructure. Under the leadership of Chief Minister Yogi Adityanath, the state directed municipal corporations to identify one slum in each council and prepare detailed plans for multi-storey residential complexes. These projects will include schools, markets, and parks, creating self-sustained communities.

A major highlight was the approval of the ‘New Noida’ project near Greater Noida. Planned over the next 15 years, this new city will include industrial, residential, and commercial zones, significantly boosting real estate and infrastructure in the National Capital Region (NCR). The state also set a target of 32,000 INR-Crore in investment for hospitality and tourism. It aims to expand hotel and resort infrastructure across Varanasi, Ayodhya, Prayagraj, and Agra. Heritage properties—such as forts and palaces—are being offered to private developers to promote tourism.
To integrate housing, hospitality, and education under a unified urbanization plan, the Government launched Special Education Zones to attract top-tier academic institutions. It also allowed private and foreign universities to establish offshore campuses in the state. Furthermore, the Higher Education Incentive Policy – 2024, approved by the Cabinet, incentivizes private sector participation in higher education by offering support to new colleges and universities.
Following Uttar Pradesh, Haryana ranks second with 215 building projects, spanning a construction area of 142 Million-SqFt and estimated at 52,074 INR-Crore. This makes up 27.88% of the total building construction cost in the North zone.
Sector-Wise Distribution
During FY 2024–25, BX-1 recorded 664 private sector building projects across the North zone. These developments covered a total construction area of 359.15 Million-SqFt, worth an estimated construction cost of 124,916 INR-Crore. Meanwhile, the Public and Public-Private Ventures implemented 748 projects. These carried a cumulative construction area of 151.12 Million-SqFt, worth an estimated cost of 61,892 INR-Crore.

Key Stakeholders in the North Zone (Based on Construction Cost)
In this section, we highlight the prominent players that shaped the North zone’s construction landscape during FY 2024-25. The data focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and Contractors who played a pivotal role in advancing the region’s construction momentum during the fiscal year.
Major Project Owners
During FY 2024-25, Biltrax monitored active participation from over 755 project owners who are delivering more than 1,400 building projects in the North zone.
- NBCC (India) Limited is currently at the forefront, spearheading 17 building projects in the National Capital Region (NCR). These projects represent an estimated construction cost of 13,610 INR-Crore.
- Central Public Works Department (CPWD) follows with a strong portfolio of 74 projects with an estimated construction cost of 7,225 INR-Crore. These projects are primarily focused on residential (staff quarters) and institutional developments. 54 of these projects have a construction cost of less than 50 INR-Crore.

Top Design Architects and Consultants (Based on Construction Cost)
During the last financial year, Biltrax documented 312 design architectural firms shaping the region’s architectural landscape. These firms are actively spearheading 575 building projects with a combined construction area of 276.75 Million-SqFt. These further represent a total construction cost of 103,863 INR-Crore.
Of the total architectural firms documented, Chapman Taylor is leading in terms of construction cost. The firm is executing four building projects worth a total 7,506 INR-Crore, all located in Greater Noida. NBCC(India) Limited is overseeing the development for the same. Meanwhile, Gian P Mathur & Associates Private Limited (GPM) and Vastunidhi Architectural Studio lead in the second and third positions in terms of construction cost and volume.

In the North zone, Biltrax recorded 127 Structural Engineering consultancy firms in FY 2024-25. These firms are working on 251 building projects. Among them, Technical Projects Consultants Pvt Ltd (TPCL) and Gian P. Mathur & Associates Pvt Ltd (GPM) lead in terms of construction cost. Together, they are spearheading projects over a total construction area of 19.33 Million-SqFt. The collective construction cost accounts for 4.99% of the total recorded in the North zone.

These firms are delivering over 241 building projects, covering a total construction area of 155.59 Million-SqFt and an aggregated cost of 59,813 INR-Crore. Consummate Engineering Services Pvt Ltd (CESPL) alone is managing building projects worth nearly 14,155 INR-Crore in the North zone, followed by Sanelac Consultants Pvt Ltd and Udayan Chaudhari & Associates Private Limited.

In terms of General turnkey & civil works contractors, BX-1 recorded 249 firms, handling more than 314 building projects. These cover a total construction area of 70.95 Million-SqFt & a combined cost of 28,093 INR-Crore. Of these, DEC Infrastructure & Projects (India) Private Limited, Varindera Constructions Limited (VCL) and Girdhari Lal Constructions Private Limited are leading with one project each. Collectively, these account for 3.31% of the total construction cost tracked by the BX-1 platform.

Tendering and Awarded Contracts
During FY 2024–25, BX-1 recorded 1,036 tenders issued to appoint contractors, consultants, and project owners across 904 building construction projects. As of April 2025, 310 of these tenders remain active. The highest tendering activity was recorded in the educational sector, followed by residential, reflecting the government’s continued investment in social infrastructure.
Meanwhile, BX-1 recorded 587 awarded contracts associated with 581 ongoing and upcoming projects. The cumulative value of these contracts is 33,458 INR-Crore. Among top-performing firms, Comt Constructions Private Limited emerged as a key contractor with 7 new work orders across 9 projects. Followed by Omaxe Limited securing 8 work orders and executing an equal number of projects.
