The Chief Town and Country Planner of Uttar Pradesh has approved the master plan for Greater Noida Phase-2. This approval sets the stage for transforming 144 villages soon. Spanning a vast 55,970 Hectares, Greater Noida Phase-2 will become a major IT and infrastructure hub.
Furthermore, the authorities will acquire land from 40 villages in the first phase of the Greater Noida Phase-2. Under the master plan, the development will stretch across areas like Gulavathi, Bulandshahar, and Dhaulana, potentially increasing land value in these regions.

Master Plan Details for Greater Noida Phase 2:
- Residential: Around 17.5% of the new city will be used for residential colonies and high-rise buildings.
- Commercial Hubs: Approximately 4.8% will house business hubs and commercial activities.
- Industrial Units: About 25% will be reserved for industrial units, boosting the region’s economy.
- Educational & Medical hub: Universities and medical colleges will cover approximately 10.4% of the area.
- Transportation infrastructure: Meanwhile, 13% will be used for metro services, high-speed trains, etc.
- Green city: Parks and green spaces will cover around 22.5% of the land.
The master plan for Greater Noida Phase-2 has gained initial approval and is now headed to the Delhi NCR Planning Board and UP Cabinet for final approval. Once fully approved, construction will begin. The city is already evolving into a key IT and data hub, hosting major projects like Film City, Jewar Airport, Monorail, and IT Park. Additionally, this new development will greatly boost sectors such as real estate, metro, and logistics.
