Extending our ‘Zonal Analytics’ series, this fourth article of 7 focuses on the East Zone’s building construction landscape in 2023-24. Leveraging the capabilities of Biltrax’s BX-1 platform, we offer thorough information on building projects throughout the East Zone. The BX-1 platform encompasses a spectrum of sectors, including residential, commercial, retail, hospitality, healthcare, data centers, educational facilities, multi-level car parks, entertainment venues, religious structures, and other miscellaneous building types.
India’s East Zone showcased notable economic and developmental strides during the financial year 2023-24, underpinned by a strong performance across various sectors. The region witnessed a GDP growth rate of approximately 8-9%, outpacing the national average. East zone witnessed a surge in housing projects, due to various schemes by the government. The Odisha government plans to construct 50,000 affordable homes by the end of 2024 under the Odisha Urban Housing Mission. Meanwhile, West Bengal is making significant progress with the Banglar Bari scheme, aiming to complete 80,000 units for low and middle-income groups in urban areas.
The PMAY-U (Pradhan Mantri Awas Yojana-Urban) scheme played a crucial role in this zone’s residential sector. Under this scheme, nearly 7 Lakh houses were sanctioned by the government in the East zone alone, with over 3 Lakh houses completed and allotted to the beneficiaries.

Construction Projects in the East Zone
In the last financial year, Biltrax Construction Data, through its BX-1 platform, tracked nearly 1309 building construction projects in the East Zone. These projects encompass a total area of 196 Million-SqFt with an estimated construction cost of INR 63,176 Crore.
State-wise Construction Overview of the East Zone (Based on Construction Value)
Of the total building projects tracked on BX-1 in the East region during FY 2023-24, Odisha leads the region with 37% of the project value. These projects span various sectors with the residential sector being at the forefront. Odisha’s residential projects make up 73.57% of the total building projects (tracked by BX-1), underscoring a strong emphasis on meeting the housing needs of its burgeoning population.
In terms of number of projects, West Bengal leads with 486 projects. These encompass a construction area of 57.42 Million-SqFt and are valued at INR 18,901 Crore. This makes up 30% of the total building project value. Bihar contributed 277 projects, covering 38.13 Million-SqFt and valued at INR 12,577 Crore, accounting for 20% of the total project value.

During the last financial year, BX-1 recorded 825 building projects in the private sector across the East zone. These endeavors span a substantial construction area of 126 Million-SqFt amounting to INR 38,497 Crore. Public and Public-Private Ventures accounted for 484 projects, spanning a construction area of 70.12 Million-SqFt and valued at INR 24,679 Crore. This detailed breakdown showcases the robust participation of both sectors in the region’s building construction landscape.

Highlighting the key stakeholders driving building construction activities in the East Zone during FY 2023-24, this section focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and General/Turnkey Contractors leading significant developments across various sectors.
Major Project Owners
As of FY 2023-24, BX-1 monitored over 813 project owners who are actively delivering more than 1300 building projects in the East Zone. Notably, the top 20 project owners alone account for over 48% of the total project value. Key players include:

Of the total building project value, Enarch Consultants Pvt Ltd alone is delivering projects worth INR 2,136 Crore in the East zone, followed by Subir Basu & Associates and DDF Consultants Pvt Ltd.

Of this total value, SPA Consultants is developing 33 building projects worth nearly INR 2,323 Crore. This represents nearly 3.68% of the total construction value in the East region, tracked by BX-1. M N Consultants One Design Solutions follows closely with M N Consultant Pvt Ltd ranking third.

This represents 3.38% of the total construction value tracked by the BX-1 platform. KMV Projects Ltd and Vascon Engineers Ltd follow in the second and third rank, respectively.

Additionally, BX-1 recorded 439 awarded contracts in the region during FY 2023-24, encompassing 444 projects with a combined tender value of INR 12,820 Crore.
