Introduction
Continuing our ‘Zonal Analytics‘ series, this second article of 7, focuses on the North Zone’s building construction landscape in 2023-24. Utilizing Biltrax’s BX-1 platform, we provide a detailed analysis of the building projects in this region. BX-1 covers an extensive range of sectors, such as residential, commercial, retail, hospitality, healthcare, data centers, educational institutions, multi-level car parks, entertainment, religious buildings, and other miscellaneous structures.
The northern region accounts for nearly 30.7% of the total area of India. This large area of the north zone also accounts for a sizable population. With more than 45.74 Crore people, the region accounts for nearly 32% of India’s population residing in the country. In FY 2023 – 24, Uttar Pradesh emerged as the second-largest economy in India, with a GDP of INR 29.53 Lakh-Crore, surpassing Tamil Nadu

Construction Projects in the North Zone
In the last financial year, Biltrax Construction Data, through its BX-1 platform, tracked nearly 1500 building construction projects in the North Zone. These projects encompass a total area of 470 Million-SqFt with an estimated construction cost of INR 170,000 Crore.

Of the total projects tracked on BX-1 in the North region during FY 2023-24, Uttar Pradesh leads with 446 building projects. These projects cover a construction area of 156.20 Million-SqFt, valued at INR 61,042 Crore, accounting for 35.25% of the total building project value in the North Zone. Uttar Pradesh has demonstrated a robust commitment to construction development across diverse sectors. The residential sector leads the charge, comprising 34.75% of the total building projects. This indicates a significant focus on addressing the housing needs of its growing population. The healthcare sector follows closely, accounting for 19.51% of the projects. This reflects the state’s priority on improving medical facilities as well as healthcare access.
Further, Haryana follows with 175 projects, spanning a construction area of 119 Million-SqFt and valued at INR 43,327 Crore. This makes up 25% of the total building project value. Delhi contributed 107 projects, covering 62.48 Million-SqFt and valued at INR 28,293 Crore, accounting for 16.34% of the total project value. Meanwhile, Rajasthan ranks second in terms of the number of projects, implementing 389 building projects. These cover a total construction area of 58.59 Million-SqFt and are valued at INR 17,885 Crore.
Sector-Wise Distribution
In the last financial year, BX-1 recorded 557 building projects in the private sector across the North zone. These projects encompass a construction area of 310.45 Million-SqFt and are valued at INR 111,354 Crore. Moreover, Public and Public-Private Ventures accounted for 935 projects, spanning a construction area of 158 Million-SqFt and valued at INR 61,813 Crore. This distribution highlights significant participation from both sectors in regional building construction initiatives.

Highlighting the key stakeholders driving building construction activities in the North Zone during FY 2023-24, this section focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and General/Turnkey Contractors leading significant developments across various sectors.
Major Project Owners
As of FY 2023-24, BX-1 monitored over 670 project owners who are actively delivering more than 1,500 building projects in the North Zone. Notably, the top 20 project owners alone account for over 42% of the total project value. Key players include:
- Public Works Department, Uttar Pradesh (UPPWD): Leading 44 building projects worth INR 9,741 Crore.
- Ministry of Housing and Urban Affairs: Handling 7 building projects valued at INR 8,905 Crore.
- Central Public Works Department (CPWD): Managing 88 building projects worth INR 8,755 Crore.
- DLF Limited: Executing 8 building projects valued at INR 7,175 Crore.

Of this total value, Vintech Consultants is developing building projects worth nearly INR 7,554 Crore. This represents nearly 4.36% of the total construction value in the region, tracked by BX-1. NNC Design International follows closely with Optimum Design Pvt Ltd ranking third.

This represents 0.85% of the total construction value tracked by the BX-1 platform. Sam India Builtwell Pvt Ltd and Leighton India Contractors Pvt Ltd follow in the second and third rank, respectively.

BX-1 identified over 1195 new opportunities worth INR 84,961 Crore across the North zone during the last financial year. These opportunities, which include turnkey and civil works contracts, were slated for awarding over the next 12-18 months. Additionally, BX-1 recorded 709 awarded contracts in the region during FY 2023-24. These encompass 713 projects with a combined tender value of INR 24,803 Crore.
