Introduction
As part of our ongoing ‘Zonal Analytics’ series, this 3rd article of 7 shifts focus to the Northeast Zone’s building construction landscape for FY 2023-24. Utilizing Biltrax’s BX-1 platform, we provide an in-depth analysis of building projects in this region. The BX-1 platform encompasses various sectors, such as residential, commercial, retail, hospitality, healthcare, educational institutions, multi-level car parks, entertainment, religious buildings, and various other structures.
During FY 2023-24, the Northeast zone witnessed substantial growth in the education and healthcare sectors, due to their critical impact on improving public welfare and infrastructure. The expansion of institutions catered to the rising demand for education, fostering regional development and human capital enhancement. Simultaneously, new hospital constructions addressed long-standing gaps in medical facilities, particularly in remote areas, enhancing access to quality healthcare.
The last financial year also exhibited a notable increase in hospitality projects in the Northeast region. These projects were driven largely by efforts under the North East Special Infrastructure Development Scheme (NESIDS). This initiative has facilitated the development of tourism-related infrastructure such as hotels, resorts, and guesthouses across various states like Assam, Meghalaya, and Arunachal Pradesh. These projects not only improved local amenities but also contributed significantly to socio-economic upliftment across the region.

Construction Projects in the Northeast Zone
In the last financial year, Biltrax Construction Data, through its BX-1 platform, tracked nearly 660 building construction projects in the Northeast Zone. These projects encompass a total area of 67.58 Million-SqFt with an estimated construction cost of INR 21,000 Crore.
State-wise Construction Overview of the Northeast Zone (Based on Construction Value)
During FY 2023-24, of the total building projects tracked on BX-1 in the Northeast Zone, Assam leads with nearly 63% of the project value, emphasizing its crucial role in regional construction activity. Guwahati is the epicenter of building construction activity in the Northeast as it alone contributes over one-third of these volumes. The region encompasses 153 building projects across 22.12 Million-SqFt valued at INR 7,077 Crore.
This makes Guwahati the most active metropolitan city in the region, accounting for approximately 34% of the total project value (tracked by BX-1). These developments underscore Guwahati’s significant impact on Assam’s building construction growth as well as the urban development landscape.

Sector-Wise Distribution
In the last financial year, in the Northeast zone, BX-1 recorded 156 building projects in the private sector. These cover a construction area of 19.66 Million-SqFt and are valued at INR 5,898 Crore. Moreover, Public and Public-Private Ventures accounted for 504 projects. These projects span a construction area of 47.93 Million-SqFt and are valued at INR 15,048 Crore. This distribution shows extensive participation from both sectors in regional building construction initiatives.
Overall, nearly 80% of projects in the Northeast region were Public and Public-Private Ventures. These projects primarily focused on expanding educational infrastructure and establishing new institutes to address long-standing deficits. Additionally, the government prioritized the development of medical colleges, hospitals, industrial townships, and commercial infrastructure such as malls, retail spaces, and convention centers.
Key Stakeholders in the Northeast Zone (Based on Construction Value)
Highlighting the key stakeholders driving building construction activities in the Northeast Zone during FY 2023-24, this section focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and General/Turnkey Contractors leading significant developments across various sectors.
Major Project Owners
As of FY 2023-24, in the Northeast Zone, BX-1 monitored over 208 project owners actively delivering more than 670 building projects. Notably, the top 20 project owners alone account for over 69% of the total project value tracked by BX-1. Public Works (Building & NH) Department (PWD) Assam leads the show with over 26% of new project value conceptualized during FY 2023-24.
Top Design Architects and Consultants (Based on Construction Value)
BX-1 discovered 99 design architect firms in the Northeast region – delivering over 395 building projects with an aggregated cost of INR 9,567 Crore. These projects cover a combined construction area of 28.73 Million-SqFt. Of the total project value, Ks Design Cell alone is delivering projects worth INR 1,174 Crore in the Northeast Zone. Creations and Design Associates Inc follow in the second and third rank, respectively.

Top 3 Structural Engineering Consultants
Among the 51 structural engineering consultancy firms reported by BX-1 in the Northeast Zone, Cedmerdic Constellation tops the list. These 51 firms are delivering over 107 building projects with a combined construction area of 8.50 Million-SqFt at an aggregated cost of INR 2,829 Crore. Of this, Cedmerdic Constellation alone is delivering 17 projects worth INR 390 Crore, followed by SPA Consultants and Archopolis.

Meanwhile, Out of 88 general turnkey contractors and civil works companies recorded by BX-1, delivering over 267 building projects with a combined construction area of 16.77 Million-SqFt and an aggregated cost of INR 5,981 Crore, KMV Projects Ltd alone is delivering projects worth INR 532 Crore. This represents 2.54% of the total construction value tracked by Biltrax’s BX-1 platform. Shree Gautam Construction Company Ltd and L&T Constructions follow in the second and third ranks, respectively.

BX-1 identified over 326 new opportunities worth INR 11,800 Crore across the Northeast Zone during the last financial year. These opportunities, which include turnkey and civil works contracts, were slated for awarding over the next 12-18 months. Additionally, BX-1 recorded 159 awarded contracts in the region during FY 2023-24. These encompass 233 projects with a combined tender value of INR 4,793 Crore.
The analysis of the Northeast Zone for FY 2023-24 reveals a dynamic construction environment fueled by significant investments and government initiatives.
