Introduction

In part 6 of 7 in our ‘Zonal Analytics‘ series, this report focuses on the South Zone’s building construction landscape for FY 2023-24. Utilizing Biltrax’s BX-1 platform, we provide an in-depth analysis of building projects in this region. The BX-1 platform encompasses various sectors, such as residential, commercial, retail, hospitality, healthcare, educational institutions, multi-level car parks, entertainment, religious buildings, and various other structures.

The South Zone of India has long been a hub for IT and commercial infrastructure development. This trend continued in the financial year 2023-24. The region experienced balanced growth across various construction sectors. While residential and industrial projects led the way, IT infrastructure, data centers, and commercial developments were also prominent, especially in Karnataka, Telangana, and Tamil Nadu.

Hyderabad and Bengaluru emerged as key locations for data center investments, driven by the growing demand for cloud services and digital transformation. These projects accounted for an estimated 15-20% of the total construction activities, underscoring the region’s status as a key hub for IT and commercial infrastructure. Meanwhile, the south zone’s residential sector saw the highest number of projects, driven by government housing schemes and private residential developments. This sector contributed approximately 50-55% to overall development.

Construction Projects in the South Zone

In the last financial year, Biltrax Construction Data, through its BX-1 platform, tracked nearly 1637 building construction projects in the South Zone. These projects encompass a total area of 737.25 Million-SqFt with an estimated construction cost of INR 283,584 Crore.

State-wise Construction Overview of the South Zone (Based on Construction Value)

During FY 2023-24, of the total building projects tracked on BX-1 in the South Zone, Telangana leads the region with 51% of the project value. Karnataka follows second accounting for 29% of the project volumes.

In Telangana, there is a significant boom in residential development, with top private developers like Rajapushpa Properties, Prestige Group, My Home Group, and several others actively delivering a range of projects. These include ultra-luxurious and luxury gated communities, as well as affordable housing options, catering to a diverse array of housing needs.

State-wise Construction Overview of the South Zone (Based on Construction Value)

Sector-Wise Distribution

In the last financial year, in the South Zone, BX-1 recorded 1114 building projects in the private sector. These cover a construction area of 658 Million-SqFt and are valued at INR 255,953 Crore. Moreover, Public and Public-Private Ventures accounted for 523 projects. These span a construction area of 79.5 Million-SqFt and are valued at INR 27,631 Crore. This breakdown illustrates the extensive participation of both sectors in regional construction initiatives.

Overall, nearly 70% of projects in the South region were private ventures. There has been a noticeable increase in the development of luxury apartments and villa projects. These projects cater to high-net-worth individuals and expatriates. Developers are increasingly targeting prime areas in cities like Bengaluru, Hyderabad, and Chennai for these ventures. Specifically, in Bengaluru, areas like Whitefield and Koramangala are popular. Similarly, in Hyderabad, Banjara Hills and Jubilee Hills are sought after. Meanwhile, in Chennai, Boat Club Road and ECR are key locations. Consequently, these prime areas are witnessing a surge in luxury housing projects. These luxury projects often boast high-end amenities such as swimming pools, clubhouses, gyms, landscaped gardens, and 24/7 security.

Highlighting the key stakeholders driving building construction activities in the South Zone during FY 2023-24, this section focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and General/Turnkey Contractors leading significant developments across various sectors. 

Major Project Owners

As of FY 2023-24, in the South Zone, BX-1 monitored over 967 project owners actively delivering more than 1626 building projects. These projects encompass a combined construction area of 734.53 Million-SqFt & an aggregated cost of INR 282,629 Crore. Notably, the top 20 project owners alone account for over 43% of the total project value tracked by BX-1.

BX-1 discovered 346 design architect firms in the South region – delivering over 562 building projects at an aggregated INR 108,093 Crore. These projects cover a combined construction area of 260.74 Million-SqFt. Of the total building project value, Genesis Planners Pvt Ltd alone is delivering projects worth INR 12,301 Crore in the South Zone. RSP Design Consultants India Pvt Ltd and Team One India Pvt Ltd follow in the second and third ranks, respectively.

These 146 firms are delivering over 241 building projects with a combined construction area of 105.89 Million-SqFt. They are valued at an aggregated INR 45,585 Crore. Of this, Design Tree Service Consultants alone is delivering projects worth INR 7,756 Crore in the South Zone. Buro Happold India and Technical Projects Consultants Pvt Ltd (TPCL) follow in the second and third rank, respectively.

This represents 2.16% of the total construction value tracked by Biltrax’s BX-1 platform. Unique India Constructions and Uralungal Labour Contract Co-Operative Society Ltd follow in the second and third ranks, respectively.

BX-1 identified over 660 new opportunities worth INR 35,972 Crore across the South Zone during the last financial year. These opportunities, which include turnkey and civil works contracts, were slated for awarding over the next 12-18 months. Additionally, BX-1 recorded 424 awarded contracts in the region during FY 2023-24. These encompass 421 projects with a combined tender value of INR 19,735 Crore.

The South Zone FY 2023-24 analysis reveals a dynamic construction environment fueled by significant investments and government initiatives. Zonal analytics play a pivotal role in deciphering these regional dynamics.
